The FAIR Plan - Maryland

State

If your property is "high risk" and you cannot get home insurance through private companies, you may be able to get coverage from the Fair Access to Insurance Requirements (FAIR) Plan. The FAIR Plan can provide insurance for your home and the contents of your home, but it often costs more and gives less coverage than private insurance.

About this program

What is the Maryland FAIR Plan?

The Maryland FAIR Plan is an insurance program run by the Maryland Joint Insurance Association (MDJIA). It helps people get property insurance when they cannot get coverage from regular insurance companies. This program is meant for homes, rental properties, or businesses that are considered “high risk.” This can include older buildings, areas with higher crime, or places at risk for things like wildfire.

The FAIR Plan does not replace regular insurance. It simply makes sure you can still get basic coverage when other options are not available.

Who can get it?

You may be able to get a Maryland FAIR Plan policy if:

-

You live in Maryland

-

You have tried and been denied coverage by at least one insurance company

-

Your property meets basic safety and building standards

What does it cover?

The Maryland FAIR Plan provides basic property insurance. It covers damage caused by specific risks (called “perils”). Below are the main types of coverage.

-

Fire or Lightning: Covers damage caused by fire or lightning. This includes damage to the building and attached parts of the property.

-

Extended Coverage: Covers damage caused by windstorms, hail, explosions, riots, civil commotion, aircraft, vehicles, and smoke. For example, this can include storm damage to your roof, or damage if a vehicle hits your building.

-

Vandalism & Malicious Mischief: Covers damage caused when someone intentionally damages your property, such as breaking windows or graffiti. This coverage is not available if the property is vacant or unoccupied.

What is not covered?

The Maryland FAIR Plan does not cover every type of property. The following are not eligible:

-

Mobile homes or trailers

-

Seasonal or vacation homes

-

Vacant or unoccupied properties

-

Buildings under construction or major renovation

-

Active farm properties

How do I apply?

You can also work with a licensed insurance agent, who can help you submit your application and make sure all required information is included.
